We are seeking an ownership-minded Commercial Property Manager to take full accountability for three connected areas of a US commercial real estate portfolio: Collections, Property Operations, and Finance Support.
This is not a task-routing role. We need an investigative problem-solver who digs into leases, reconciles ledgers, directly contacts tenants, and coordinates vendors to drive open issues to resolution with minimal supervision.
Responsibilities
- Collections & Delinquency Management:
- Own the complete collections SOP and escalation process (from initial 10-day follow-ups to legal referrals).
- Investigate tenant accounts, ledgers, and lease contracts before outreach to ensure billing accuracy.
- Conduct professional follow-up calls and send formal notices/demand letters to overdue US tenants.
- Maintain the Aging Masterfile and deliver month-end delinquency reports to leadership.
- Property Operations:
- Serve as the main internal liaison for outside property managers, vendors, and utility companies.
- Triage tenant maintenance requests, source competitive bids (HVAC, facility repairs), and approve vendor invoices.
- Track and process execution of SNDAs and Estoppel Certificates.
- Finance & Accounting Support:
- Perform annual CAM/OPEX reconciliations and handle move-out security deposit decisions.
- Assist leadership with budgeting, variance analysis, and monthly loan statement tracking.
Requirements
- 3+ years of experience in US Commercial Real Estate, Property Management, or Property Accounting.
- Proven Collections / AR background with direct experience conducting phone-heavy collection calls in the US market.
- Software Experience: Hands-on proficiency with AppFolio, Yardi, or similar property management platforms.
- Strong Excel/Spreadsheet skills (building trackers, data cleanup, Pivot Tables, VLOOKUPs).
- Exceptional English skills: Fluent spoken and written communication with an assertive, confident, and professional tone.
- Work Setup: Dedicated home office with stable high-speed internet and backup power/connectivity.
