Position: Commercial Construction Estimator

About the Company
We are a growing commercial construction company seeking a reliable, detail-oriented Estimator to support our bidding and pre-construction operations. This role is ideal for someone who is confident managing the full estimating process—from quantity takeoffs and subcontractor outreach to bid leveling, proposal preparation, and final estimate submission.
The Estimator will manage commercial construction bids from initial Invitation to Bid (ITB) through final estimate submission. You will perform detailed quantity takeoffs, coordinate subcontractor pricing, prepare professional bid proposals, identify scope gaps, and build accurate project estimates using PlanHub and Contractor Foreman.
Key Responsibilities
Estimating & Quantity Takeoffs
Perform detailed material and labor quantity takeoffs from commercial drawings, specifications, and PDF plan sets.
Review blueprints, specifications, contract documents, and scope requirements to identify estimating requirements and potential gaps.
Develop accurate line-item estimates and scope breakdowns.
Bid Proposal & Scope Preparation
Prepare professional bid proposals, scope sheets, proposal letters, and project qualifications.
Clearly define inclusions, exclusions, clarifications, and allowances.
Ensure final proposals accurately reflect the project scope and pricing.
ITB & Subcontractor Management
Manage Invitations to Bid (ITBs) through PlanHub.
Issue bid invitations to qualified subcontractors and monitor trade coverage.
Conduct consistent subcontractor follow-ups to secure competitive pricing.
Maintain organized subcontractor contact records and prequalification information.
Bid Leveling & Pricing
Collect and review subcontractor quotes.
Compare scopes, pricing, exclusions, and qualifications to identify gaps or discrepancies.
Perform thorough bid leveling and determine the most accurate and competitive pricing.
Prepare change order pricing and supporting documentation when required.
RFI Coordination
Identify ambiguities, missing information, conflicts, or potential scope issues within plans and specifications.
Draft and track Requests for Information (RFIs).
Monitor RFI responses and communicate relevant updates to bidding subcontractors.
Bid Calendar & Database Management
Maintain the company bid calendar and ensure all submission deadlines are met.
Keep subcontractor databases, contacts, prequalifications, and quote statuses organized and current.
Track active bids from initial ITB through final submission.
Required Skills & Qualifications
3+ years of commercial construction estimating experience, including scope development and proposal preparation.
Strong experience preparing commercial bid proposals with clear exclusions, clarifications, allowances, and qualifications.
Proven ability to perform accurate quantity takeoffs from commercial construction plans.
Strong understanding of commercial blueprints, specifications, CSI divisions, and contract documents.
Hands-on experience with PlanHub for ITB management.
Experience with Contractor Foreman is strongly preferred; candidates with similar estimating platforms may be considered if they can demonstrate quick adaptability.
Proficiency with digital takeoff tools such as Bluebeam, PlanSwift, or STACK.
Experience with Google Workspace and Adobe Acrobat Pro.
Strong written communication skills for preparing client-facing proposals.
Confident verbal communication skills for subcontractor outreach, follow-ups, and negotiations.
Highly organized with strong attention to detail and the ability to manage multiple bids and deadlines simultaneously.
Must have a dedicated home office, reliable computer equipment, and high-speed internet.
